We provide impartial, professional and detailed reports of the highest quality to Agents, Landlords and Tenants throughout South Wales. Our services include, Inventories, Inspections, Check-Ins, Mid-Term Inspections and Check-Outs.
Our inventories accurately detail the content and condition of each area within a rental property. Inspect2Protect reports are easy to follow, comprising of generic inspector wording to describe the overall individual rooms/areas. Supported by resolution scaled photography, our inventories include:
• Meter readings; serial numbers and location
• Location & date checks of testing of smoke/CO alarms
• Categorised and precise informative descriptions of each
room and furnishings
• Informative description of contents of external areas
(sheds, garages, grounds & boundaries)
• Location of parking areas (flat & apartments blocks)
Check-in services
We will liaise with the branch/landlord to meet the Tenant at the property and carry out a walk-through of the property.
In addition, we will point out the location of meters and alarms and ensure the tenant is happy with the property.
We can arrange for tenants to sign for the keys to the property.
Please note that any issues raised by the tenant when checking in, will be recorded on the report which is sent to the Agent/Landlord.
Mid-term Inspections
Our mid-term inspection reports provide descriptions and photographic evidence of any issues arising. This ensures the property is being looked after and that there is no visual breach of the Tenancy Agreement.
The Agent/Landlord will notify the Tenant with a date and time and our Inspectors will contact the tenant via SMS to give a precise time of arrival and the name of the attending Inspector.
A completed mid-term inspection report will be sent to the Agent/Landlord and this mid-term ensures Agents, Landlords and Tenants are equally protected. A mid-term provides our Inspectors with the opportunity to alert the relevant parties to any concerns that may require attention.
Check-out Services
Inspect2Protect check-out reports are highly detailed providing the Agent/Landlord with a full description of the property along with photographic evidence. Our team meticulously cross reference each section by means of a ‘then and now’ method reporting on any disrepairs and/or discrepancies.
In our experience, thorough check-out and final inspection reports are crucial for the Agency/Landlord. At Inspect2Protect we understand the implications for Agencies/Landlords if reports are not carried out accurately. We ensure our fair and impartial reports protect all those involved.
Void Inspections
Our Team will carry out periodic visits to properties that are part of an investment portfolio, managed by an Agent/Landlord, and are void for a long period of time. Security visits are designed to check the security, there is no damage to the property and that no unlawful entry to the property has been gained. These periodic visits, especially during the winter period, is an excellent opportunity to retain the central heating on low, preventing potential damage to pipes.
